Dirt and other debris affect HVAC operation. Drain lines plugged up with dirt causes water to buildup in the condensate collection pan. Odors, water overflows onto floors can cause mold and mildew problems elsewhere.
With maintenance departments struggling to do more with less staff, it is no wonder why HVAC interiors seldom if ever get cleaned, and water collection pans are often found in a dirty, fouled condition.
